New Daniel Island Real Estate: Townsend Place Townhomes Coming Soon!

Looking for real estate on Daniel Island? You’ll be happy to know that there has been a lot of home building happening on the southern tip of the island. One development we are particularly excited about is John Weiland Homes’ Townsend Place Townhomes in the Smythe Park neighborhood. The development will include a total of 10 homes in two buildings. Square footages are slated to be just over 3,000 sq ft. The elevated three-story homes will each have three bedrooms, three and a half bathrooms, and a spacious third-story exterior viewing deck. Construction on the first building started February 2014 with a completion date of September 2014. The construction start date has not yet been announced for the second building. The price range for these homes is $609,900–$649,900. New Development Planned on Daniel Island, off Clements Ferry

The Daniel Island community is relatively small and close-knit. In fact, the northern part of the island is still somewhat rural, with the two-lane Clements Ferry Road providing the main access route to the area. However, a the development of 9,000 acre tract off of Clements Ferry Road and a new Berkeley County high school near Nelliefield Plantation are slated to transform the area over the next 10–20 years. The 9,000 acre tract known as the Guggenheim Tract is framed on the west by John Primus Road and Nowell Creek and on the east by Cainhoy Road. The tract straddles Clements Ferry Road and includes waterfront property on the Cooper and Wando Rivers. A community meeting about the proposed development held October 15, 2013, was attended by more than 100 residents. The project is in the planning stages — it appears on the City of Charleston Planning Commission’s November 20, 2013, agenda and the Charleston City Council’s December agenda. Set to be developed by the Daniel Island Company, the project is likely to include residential and commercial real estate as well as parks and other amenities. The density of the residential development is 2.1 units per acre. Additional infrastructure upgrades are slated to occur in the area in the next several years: a $20 million dollar road project will widen a three-and-a-half-mile stretch of Clements Ferry, beginning in 2015. Real Estate Inventory Is Low – Where Are the New Homes?

All last month, we reported on the strong real estate sales numbers in the Charleston area. Prices are increasing, and the inventory of homes on the market is dwindling. Daniel Island Real Estate posted sales volume of just under $68 million in the first half of 2013 and a 50% increase in sales of homes in the $1 million-plus range. The market is so strong right now that the diminished inventory of homes is about the only factor that can slow the growth. Generally, when inventory is this low, construction ramps up. The neighborhoods of Daniel Island Park and Smythe Park, for instance, are undergoing a flurry of construction activity. The Ithecaw Street section of Daniel Island Park has experienced quick development over the last two years with both speculative and custom homes filling in the private area that features lake and fairway views. Smythe Park’s waterfront Mitchell Wharf section is enjoying strong interest thanks in large part to the Coastal Living Showhouse built there. In Daniel Island, the number of home sites has declined substantially, with the next phase not slated to open until 2014. Other issues affecting the new home market include labor and materials shortages. In June, surveys from the National Association of Home Builders (NAHB) and the National Lumber and Building Material Dealers Association showed that homebuilders were experiencing shortages of basic building supplies such as wallboard, framing lumber, plywood and a number of other products. First-half Daniel Island Real Estate Sales Up for 2013

June was a hot month for the Daniel Island real estate market, but when you look at the 2013 mid-year picture, the area is not showing as big of price gains as other Charleston markets are. This is probably because the Berkeley County enclave made such strong gains last year. While sales prices were tepid throughout Charleston, we were seeing significant action on Daniel Island in 2012. So this year, the market didn’t have as much room for growth. That said, first-half sales were up 25% (99 homes have closed so far this year), median price was up 2.5% ($575,000), and average price was off by 3.8% ($658,230). Sellers are receiving just over 96% of their asking prices, up from just below 92% during the same period last year, and their homes are selling in approximately 83 days this year, compared to 125 days last year. One-third of the single-family homes sold on Daniel Island during the first six months of 2013 closed in June. Inventory is down 20% to just 76 actively listed homes. Townhouses on Daniel Island are holding their own as well. Although median price is off by 1.2% ($240,000), average price is up by more than 6% ($277,801), and homes are selling in under two months. While June 2012 buyers had 48 attached real estate listings from which to choose, June 2013 home-hunters had a drastically reduced inventory of just 22 active listings. Daniel Island Gated Community: Beresford Hall Video Tour

For folks interested in Daniel Island real estate — whether as a primary residence or second home — Beresford Hall is worth checking out. Located off Clements Ferry Road, which is the upper, more rural part of the island, the gated community of Beresford Hall has a recorded history that stretches back to the early 18th century. The creek-side settlement was most recently developed at the end of the 20th century with 200 home sites spread out across 600-plus acres of wooded, wetland and waterfront land. The community’s three subsections, each designed to put forth a unique character, have lots ranging from half an acre to three acres. The master-planned community is very much like a small town with its multiple parks and playgrounds (including a doggie play area), zero-entry swimming pool, community dock with deepwater access, nearly 10 miles of trails, and award-winning community amenity center/pavilion with shared kitchen. Daniel Island Selected as 2013 Location for Magazine’s Showhouse

Published by the Southern Progress Corporation, Coastal Living Magazine covers all things trendy in life on the coast from decorating to real estate, giving Daniel Island some special attention this year. For the first time since 2009, the magazine is heading back to South Carolina’s Lowcountry to create its annual Showhouse. The project is designed to highlight the best ideas in architecture, residential real estate construction, home décor and more. Coastal Living built two 2009 Showhouses: one in Mt. Pleasant’s I’on neighborhood and the other in Sunset Harbor, North Carolina. Other recent locations include Seabrook, Washington, in 2010; East Beach, Virginia, in 2011; and Rosemary Beach, Florida, in 2012. We’re glad the magazine’s editors have found their way back to South Carolina and impressed that they chose Daniel Island. Given the community’s bustling real estate market as of late, Coastal Living seems to be “in the know” when it comes to tapping into trends among coast dwellers. New Construction Activity on Daniel Island

As several Daniel Island businesses expand, construction of residential real estate keeps pace with the momentum. Several DI businesses that are growing include Sparc, BenefitFocus and the Daniel Island Animal Hospital. Details about these businesses are included below, but let’s talk real estate first. David Weekley homes is the builder of the River Green Townhomes in the prestigious Daniel Island Park golf community. With two floorplans to choose from, the stately townhouses range in size from around 2,600 to 2,900 square feet. The customizable units feature gourmet kitchens, a sprawling private owner’s suite with spa-like bathroom stylings and a walk-in closet and high-end exterior details such as striking gas-lit lanterns. New homes are popping up all over Smythe Park, including in the waterfront Mitchell Wharf section of the neighborhood.
