Downtown Daniel Island – 254 Seven Farms Condos

In the heart of downtown Daniel Island you’ll find the brick & stucco facade buildings of 254 Seven Farms Drive Complex. Each unit has either a screened in porch or a sun room. Select units have a den, but all condos come with the following standard features: 9 foot ceilings, recessed panel cabinetry with maple finish in the kitchens, walk-in closets, crown molding, soaking tubs with ceramic tile surrounds, and separate laundry rooms. Several of the condo buildings overlook the wetlands, wooded area or have views of the swimming pool. There is also a cabana for owners. There are some detached and attached garages available with select units. The developer built 4 different floor plans: 1 bedroom, 1 bath, 756 square ft; 1 bedroom, 1 bathroom, 1 Den, 1102 square ft; 2 bedrooms, 2 baths, 1102-1182 square ft; and 3 bedrooms, 2 bathrooms, 1280-1363 square feet. An interesting tidbit of information: Units were available to the public in November of 2004. There was such a large demand for the units, a raffle/drawing took place in order to determine the winners or new homeowners of these units.

All right, so we can out of 200 River Landing and we’re going up Seven Farms Drive up to 254 Seven Farms. And these were built, you have live space on top of these and then you have retail downstairs. These were also built by Trammel Crow. Trammel Crow was busy out here in the mid 2000’s and I actually owned on of these and lived in building 200 for right at two years before I got remarried. And really like it out here. I think Daniel Island is a cool spot to be. A little more expensive than Mt. Pleasant but you know, it has an upside. But the ones here at 254 Seven Farms are brick and stucco facade as you can see. There’s about 184 units and believe a total of 9 residential buildings. You have a small fitness center, a laundry facility and you have a swimming pool. So really pretty self contained. Very good as far as location. Walking distance to places around Daniel Island. And some of the units have garages. The buildings that were riding by right now…if you bought one of those, in most cases, there would be a garage assigned to it. They’re nothing more than a place to park your car and store your stuff. They’re not attached to the buildings. People over the years have really like these. Again, these were built right 130 River Landing was. These were built as apartments and about half way through the building process, the market got heated up out here on Daniel Island and the developers decided, well, let’s not build these as apartments. Let’s build them as condos and sell them, which they did and they were very well received. Shot up in price and then they settled back down during the recession and they kind have gone back up now. You can get a two bedroom in the $200K’s which is not too bad for Daniel Island. These were built in 2006. You can see over to our left in a second. They have like a little pass through park and a place to walk your dog, so they left a lot of trees which is always a plus. Again, these were built between 2004-2006. I believe I closed on mine in 2006.
