Hey guys! Bob Brennaman. I’m a realtor in Charleston, South Carolina and back with you today, continuing on with a series we started years ago called ASK BOB. And today’s question is in regards to Governor‘s Cay which is being built off of Clements Ferry Road on the rural part of Daniel Island. So Governor‘s Cay is being developed by Lennar which is at least last time I looked, the largest national builder in the United States, They have a huge footprint in the Charleston area. So they’re building all over. The thing I really was surprised about Governor‘s Cay is first of all, it’s very close to I-526, at least close in relative terms and I was surprised at how little traffic you heard. I mean virtually none, but it was really pretty. So it’s right off of 526, so super convenient. They’re building single-family homes, they’re building some town homes back there. Single families are running in the $4 to $500K dollar range and those are upwards of about 2200 square feet is the biggest one they’re building. But they’re ‘drive under’ design so you get to park underneath your house. You get the full footprint of your house which is a plus. A lot of them have double porches, hearti-plank exteriors and as this video is rolling you’re hopefully getting to see some of the inside of these homes of single-family homes. They have elevator shafts which I think is super important. I always tell people if you’re going to buy a house that’s raised, you definitely want to have the elevator shaft, because I always think about resale and I think that’s always going to give you the opportunity to sell it to the most amount of people when it comes time for resale. So I think that’s important to have even if you never put in the elevator shaft. They’re also building some town homes which I’ve sold several of their town homes in Mount Pleasant and really, well put together for the money I think. These are listed presently in the low $300K to mid $300K’s. 1800 square feet is probably the biggest one they’re building right now and those are…I think have a lot of upside too; the town homes for the price point, the amenities that they have. They do plan to build a pool which I think is a plus. They’re walking trails, the schools are Philip Simmons and like I’ve said in past videos, Phillips Simmons schools are really good; brand new and probably about three or four miles from where Governor‘s Cay sits right now. Like I always say in all these videos in regards to new builds and even honestly, if you’re going to buy something that’s existing construction as in a resale, I think it’s very important to have a buyer’s agent whether that’s me or whether that’s somebody else. You want somebody representing you; somebody honestly not drinking the kool-aid. Somebody that’s really going to help you understand how it all fits into potentially not just the house, but how it all fits into your lifestyle and how the neighborhood and everything around you. So I think it’s important to have somebody that knows the area. The other thing I really like about Governor‘s Cay is again, I think I said in the beginning of the video, proximity to 526 so you can get to the airport in under 10 minutes, you could be at the beaches in 15 minutes, you could be in downtown Charleston in probably about 15 minutes. So it’s very conveniently located and again it’s an area that is rapidly being redeveloped. Daniel Island, the rural part…some of it will stay in a trust and won’t get developed. But right now…they’re taking the Guggenheim’s from New York sold; they’ve sold pieces of it over time and it’s being developed out. But I really like rural Daniel Island. I think you would too. Again exit strategy is always my game on real estate and I think that resale of these will do really well one day.
