Hey Guys! Bob Brennaman here and I’m a realtor in Charleston. And I’m glad to be back in front of the camera with you guys today discussing a new neighborhood on Daniel Island called Oak Bluff. And Oak Bluff is in a part of Daniel Island that is rapidly being developed. Most of you that have watched videos that I have done or done your research about Daniel Island know that the developed part is the tip closest to Charleston. This is the area going toward the rural part of Daniel Island up Clements Ferry Road. And this neighborhood again is called Oak Bluff. Crescent Homes is the builder. Crescent Homes is a builder that has built a lot in the Charleston area over the last, probably 10 years. And a builder that I like. The houses they’re building off of Clements Ferry Road are the Charleston style architecture. They have big front porches, they have raised slab houses and have drive under houses as well. There are 51 home sites and they’re anywhere from 1 to 3 stories. Some of these houses actually have a third story on them which is a plus or a minus. I’ve looked at one before and it’s nice to have some of that separation. So as long as there’s an elevator shaft, I think it would be easy for resale. These are about 3 to 5 bedrooms. Square footage ranges from 1500 to 2800 square feet. And your price point on this is actually pretty good to be where it is. You can Google Oak Bluff to see where it is on the map. $320 K to high $300 K’s into low $400 K’s is really not bad considering the ability to get to a lot of places in Charleston. 3-4 car garage options. They have master down plans which I really like. You’ve heard me on video before, I’m a big proponent of buying a master down. I always think exit strategy and having a master down will always resell better. Another thing that Oak Bluff has that is nice, is it has a lot of green space. It has a couple of pavilions, walking trails. And as of the day, shooting this video, they are giving away a free one year membership to Dunes West Country Club which is about 10 minutes away from Oak Bluff neighborhood. And the schools are Philip Simmons schools which were recently built, probably opened about 3 years ago. So you’ve got grade, middle and high schools and my sons have played some basketball games out there and I can tell you the facilities are really top notch. The model home is open daily and I will throw this out there like I normally do. When you’re going into these new neighborhoods, it’s certainly fine to go on your own to check them out. But I always advise, you want somebody to represent you, whether it’s me or another buyer’s agent. You want somebody, who honestly isn’t drinking the Kool-Aid to help guide you and give you all the guidance you get from a buyer’s agent. I strongly recommend that. And I’m Bob Brennaman.
