The Daniel Island community is relatively small and close-knit. In fact, the northern part of the island is still somewhat rural, with the two-lane Clements Ferry Road providing the main access route to the area. However, a the development of 9,000 acre tract off of Clements Ferry Road and a new Berkeley County high school near Nelliefield Plantation are slated to transform the area over the next 10–20 years.

The 9,000 acre tract known as the Guggenheim Tract is framed on the west by John Primus Road and Nowell Creek and on the east by Cainhoy Road. The tract straddles Clements Ferry Road and includes waterfront property on the Cooper and Wando Rivers. A community meeting about the proposed development held October 15, 2013, was attended by more than 100 residents.

The project is in the planning stages — it appears on the City of Charleston Planning Commission’s November 20, 2013, agenda and the Charleston City Council’s December agenda. Set to be developed by the Daniel Island Company, the project is likely to include residential and commercial real estate as well as parks and other amenities. The density of the residential development is 2.1 units per acre.

Additional infrastructure upgrades are slated to occur in the area in the next several years: a $20 million dollar road project will widen a three-and-a-half-mile stretch of Clements Ferry, beginning in 2015. Also, Berkeley County plans to build a high school in the area with a planned opening date of 2017. Right now, the closest Berkeley County high school is in Hanahan.

All in all, this is pretty exciting news. It looks like that if you’re considering real estate on Daniel Island, you’ll have a lot more options in the not-so-far-off future.
